Project Overview – The type of property (fix-and-flip, new build, etc.)
Investment Amount Needed – Minimum and maximum funding requirements

Projected ROI & Timeline – Your expected returns and payout schedule
Risk Mitigation Strategies – How we protect your investment
Exit Strategy – When and how you get your principal + interest back


You’ll have full transparency into the deal before making a commitment.

3. Fund the Deal & Secure Your Investment

Once you decide to invest, we’ll formalize the agreement with legally binding documents that protect your capital, including:

  • Promissory Note – A legal contract outlining the loan terms, interest rate, and repayment timeline.
  • Deed of Trust (if applicable) – Your investment may be secured by a lien on the property.
  • Personal Guarantee (if needed) – Additional assurance depending on the deal.

You’ll fund the investment via cash, self-directed IRA, or other qualified accounts.

4. Earn Your Returns – Hands-Off Passive Income

Once the project is underway, you can sit back and earn passive income while we do the work.

  • For short-term deals (6-12 months): You’ll receive monthly or lump-sum payments with a fixed interest rate.
  • For long-term deals (1-3 years): You’ll earn interest payments throughout the loan term or upon project completion.


At the end of the project, you’ll receive:
- Your original investment amount (principal)
- Your agreed-upon interest earnings
- The opportunity to reinvest in another project
